JAMES C. SAUNDERS is President of easyQual.com, Inc. He has more than 30
years of professional experience in successful business development. He
has been a leader in the mortgage and real estate development industry
for more than two decades. In the mid-1970s, he collaborated with the
Chairman of the Board of Southern Peru Copper Corporation to import
modular housing to Peru for use by the company's employees. In the late
1970s, he initiated a new development concept involving a condominium
office-warehouse project in Miami, Florida. Since his idea was new, he
created a unique financing strategy that allowed a 'wrap' financing
structure with Florida National Bank to finance an individual's purchase
without creating developer liability on default responsibilities on
units sold. He entered the mortgage industry through his company,
Southern National Mortgage. Initially this mortgage company was intended
to provide support to his end loan financing strategy for his 236-unit
Destin Surfside high-rise condominium development project, but it
eventually led to a successful business in retail mortgage origination.
He developed one of the first applications of computer technology for
marketing residential properties to private buyers. In 1987, his
operation was absorbed by Express Mortgage, a national retail mortgage
company. He served Express Mortgage in the opening and managing of 16
branch offices in the southern United States. In the early 1990s, he
developed a new mortgage business in the Denver region and established a
relationship with Avondale Federal Savings Bank, developing a
distribution strategy for the bank's new product line, a unique 100%
loan to value, no income verification, and home equity line of credit.
In 1997, his mortgage company was sold to EMB Corporation, which
retained Mr. Saunders as its Managing Director. After a one-year tenure
with EMB, he re-established his broker network into Entrust Mortgage, a
