Mr. Pire: Our roots go back to our investing in just the US REIT industry, and in that, we invest both on behalf of institutions and individual investors. For institutions, we manage separate accounts, invested in a couple of different strategies, just in the US real estate securities market. We also invest on behalf of individuals, and we do that in two forms. One is in a mutual fund format; the mutual fund has a track record of almost 20 years and sits on our partner's platform, Old Mutual. They are the advisor of the mutual fund and we are a sub-advisor. In addition, we're a sub-advisor to several WRAP platforms: Merrill Lynch, Wells Fargo/Wachovia and UBS. And what we are doing from a global perspective is similar, but we're earlier on in that process. From a global perspective, we are investing for institutions in the form of separate accounts, but we also have a global mutual fund that sits on the Old Mutual platform.
TWST: That global fund is fairly new, right?
Mr. Pire: Yes, a little less than a year old.
